The exterior and interior of the property is inspected including the condition as well as any defects of each room and item, which is individually inspected – the appliances and amenities (fittings and fixtures) are all functionally tested and supported by date and time stamped photos.

The Rental inspector only tests the basic functionality of appliances and amenities and will only record defects that our inspectors are able to notify.

It all depends on the size of the property, number of appliances and amenities that need to be recorded.

No, they are not allowed, a reasonable date and time should be agreed upon by all parties. It should also be noted that tenants are not allowed to unreasonably withhold consent.

If a rental inspection hasn’t been conducted, then unfortunately no money can be deducted from the tenant’s deposit at a later stage. A home that has not been inspected is assumed to be in good condition.

While most defects will be detected during the inspection this is not always possible and sometimes tenants only discover defaults when they are already living in the property. Tenants are usually given two weeks to submit a snag list of problems to the landlord and rental agent in question. With our inspection software this makes it hassle free for the tenant who can create an online damage/maintenance ticket.

No Landlords are not responsible for this, while repairs to the structure of the home (like replacing tiles on the roof, attending to rising damp that comes from the ground and repairing a burst geyser) are the landlord’s responsibility to fix, For example, if the tenant is responsible for mould/mildew forming on the bathroom walls because the windows weren’t open often enough to allow for ventilation this will now be the tenant’s responsibility to repair.

Inspections can be a long and tedious thing to do, so anything to help streamline the process will help all involved. Remove any pets or anything else that could draw your own, the rental agent’s or the tenant’s attention away from the rental inspection. You should only focus on the task at hand. As the landlord you should also ensure that all the utilities have been switched on and ready to be tested and that you have all the keys to the rooms and outbuildings to make the inspection process as easy for all as possible. Everyone should be able to take their time. A thorough inspection is for everyone’s benefit.
